The location is bordered on its northern side by the Lower Town of Zagreb, ie by historic city blocks, and on its southern side by the railway line. The basic concept of designing a nine-storey commercial and residential building was to retain the solid structure of the Lower Town Blocks in the scale of the entire building forming a corner at the crossing of two large city avenues, which should be a clear sign in the space with its dimensions and design. The building is functionally and formally divided into three units: ground-floor catering and commercial facilities, office space on the upper floors, and residential space on top of the building. The ground floor is conceived as a transparent, crystalline structure, continuing into the square, forming green islands, playgrounds and pedestrian communications that logically link all important points including the historic route of the former industrial track. Business premises are organized longitudinally along the longer facade of the building. Office space is fully flexible with unconstrained facades and possible aggregation of the entire floor into one office space or division of up to six business units of approximately 200m2.
